How we picked and judged these tools

We included tools an investor would use to evaluate buying a short-term rental: deal feeds, address calculators, general deal analyzers and market-data products. We left out pure property-management software, since it helps you run a rental you already own rather than decide on one. Tools whose pricing and feature pages we could not verify are left out too.

We checked each tool's public pricing and feature pages on September 29, 2026. Where we could not confirm a feature, the matrix says "Not listed" rather than "No", because a feature may exist without being advertised. Prices are as published at the time of writing and can change. We did not test the accuracy of anyone's revenue estimates, including ours, so nothing here ranks tools by how close their numbers land. Finding deals vs checking one address

Most short term rental analysis tools start from an address you already picked. You type it in, and you get a revenue estimate, comparable rentals and some returns. That is the right shape if you have a listing in hand and want a second opinion before you make an offer.

A deal finder works the other way. It watches new for-sale listings and does the math before you look. STR Yield does this every morning for five markets: Gatlinburg and Pigeon Forge, Hocking Hills, Blue Ridge and Ellijay, Big Bear and Redding. Rabbu runs a nationwide marketplace of Airbnbs for sale and STR-ready homes with revenue and gross yield on each card, plus a curated listings newsletter. Mashvisor advertises property search and custom alerts for new listings on paid plans.

Gross yield vs cash flow after financing

Gross yield is annual revenue divided by price. It is quick to scan and easy to compare across listings, but it ignores almost everything that decides whether you keep money. Take a $550k cabin with 25% down: the mortgage, property taxes, insurance, a 20% management fee, platform fees, maintenance and utilities can turn a healthy-looking gross number into negative monthly cash flow.

Underwriting means running those costs against your own financing. Look for cash flow, cash-on-cash return and cap rate that respond to your down payment, rate and loan term. If you plan to use a DSCR loan, you also want the debt service coverage ratio, because that is the number the lender underwrites to. STR Yield, AirROI and BNBCalc show DSCR. DealCheck models cash flow well across strategies, but you enter the short-term rental income yourself; we couldn't find an STR revenue estimate on its site.

What a year-1 tax estimate is (and isn't)

For a short-term rental, the tax write-off can be a large part of the return. Cost segregation reclassifies parts of a building, such as appliances, flooring and site work, into 5-, 7- and 15-year property, which can qualify for bonus depreciation. The One Big Beautiful Bill Act, signed in July 2025, made 100% bonus depreciation permanent for qualifying property acquired after January 19, 2025.

A tool's write-off number is an estimate, not a cost segregation study. A study is prepared for your specific property by an engineering firm, and your CPA decides how it applies to you. Whether you can use the loss against other income depends on your situation, including an average guest stay of seven days or less and material participation, which the IRS tests in specific ways. None of this is tax advice.

Among the tools we reviewed, STR Yield produces a component-level year-1 estimate for every listing automatically. BNBCalc has a separate tax calculator with depreciation that you run per property and points to a partner for cost segregation studies. Rabbu also refers to a cost segregation partner rather than estimating it. Most of the others did not list a tax write-off estimate that we could find.

Which tool for which job

To find new listings and see the math automatically in one of five markets, use STR Yield. For a national marketplace of STR listings with revenue and gross yield, look at Rabbu. For one address anywhere in the world, the closest fits are BNBCalc, a paid plan with PDF reports plus free tax and DSCR calculators, and AirROI, which is free. To compare markets worldwide, look at BNBCalc Markets, AirROI or Airbtics.

For a general-purpose calculator across rentals, flips and BRRRR, with mobile apps and branded reports, DealCheck is a common choice, as long as you supply the STR revenue yourself. If you want a free revenue estimate and a company to help you buy and manage the property, Awning offers that, though it earns from management and brokerage. If you already own and want to benchmark against a market, PriceLabs Market Dashboards are built for operators, not for evaluating a purchase.

Free options cover more than you might expect: STR Yield, AirROI, Rabbu's calculator and market data, Awning's estimator, DealCheck's Starter plan and BNBCalc's free calculators together handle most of a first pass.

Free vs paid: what you give up

Paid tools typically buy you breadth. At the time of writing, BNBCalc's Calculator plan is $199 billed yearly, Airbtics starts at $349 billed annually, and Mashvisor runs from $49.99 per month. In return you get worldwide or nationwide coverage, exports and reports you can hand to a lender or partner, and history for market research.

Free tools trade that breadth for cost. STR Yield covers five markets for the deal feed and has no export or mobile app. Rabbu is free because it earns from agent and lender referrals, which is worth knowing when it recommends an agent or a DSCR loan. AirROI is free and global, but we could not find a deal feed or a tax estimate on it.

Rabbu estimates revenue for any US address with no paid plan that we could find, but its figures are gross, before fees and management. Is there a tool that finds Airbnb deals for me?

How do I calculate cash flow on an Airbnb?

Start with estimated annual revenue, then subtract operating costs: management, platform fees, maintenance, utilities, insurance and property taxes. That gives net operating income. Subtract your mortgage payment to get cash flow, and divide by the cash you invested for cash-on-cash return. Use comparable rentals to sanity-check revenue, because that estimate drives everything else.

What is a good DSCR for an Airbnb loan?

DSCR is net operating income divided by annual debt payments. A ratio above 1.0 means the property covers its own loan payments. Lenders set their own minimums, and many commonly look for 1.0 to 1.25 or higher, so ask your lender for their threshold and how they count short-term rental income. Some tools here, including STR Yield, AirROI and BNBCalc, show DSCR.

Do I need a cost segregation study for an Airbnb?

No, but it can be worth considering. A study reclassifies parts of a property into shorter depreciation lives, which can qualify for bonus depreciation, now permanent at 100% for qualifying property acquired after January 19, 2025. Tools give estimates only, not studies. Whether it helps depends on your income and participation, so ask a CPA. This is not tax advice.

Are paid Airbnb analysis tools worth it?

Sometimes. Paid plans generally add coverage, reports and exports. If you are looking at one market or a handful of addresses, free tools may be enough. If you compare many markets, need PDF reports for partners or lenders, or want long history, a paid plan can be reasonable: BNBCalc starts at $199 a year and Mashvisor at $49.99 a month.
