STR Yield is a free website that scores newly listed for-sale homes in a handful of US vacation markets as short-term rental investments: estimated rental revenue, cash flow and cash-on-cash return, and an estimated year-1 tax write-off from cost segregation and bonus depreciation. It also offers an address analyzer, a cost segregation calculator and a daily email digest. STR Yield is built and run by its founder, Angelo Cortez.

• Revenue, cash-flow and tax figures are estimates built from third-party data (short-term rental market data, county tax records and public listing data) and modeling assumptions. Our methodology explains how they are made.
• Nothing on the site is tax, legal, financial or investment advice, and no figure is a promise of revenue, cash flow, returns or tax savings. Real results can be very different.
• Tax estimates are federal only and are not a cost segregation study. Whether you can use a deduction depends on your own situation.
• Flags such as “STR restricted?” come from listing text and can miss restrictions. Rules change and vary by city and zone; verify with the local jurisdiction before you buy.
• Check anything you rely on with a licensed professional, such as a CPA, attorney, lender or real estate agent, before you make an offer.

Listings come from public for-sale listing data and can be incomplete, wrong or out of date. A home shown on STR Yield may already be under contract, sold or withdrawn, or its price may have changed. Verify every detail with the listing agent.

• Without an account you can analyze 2 addresses. A free account gets 5 analyses a day, reset at midnight UTC. Re-running an address that already counts toward your limit, for example with different bedrooms or bathrooms, doesn't use another analysis.
• You need a valid email address that you confirm, and you are responsible for keeping your password safe and for activity on your account.
• We may change these limits or the features available with or without an account.

Please don't:

• Scrape, crawl or download the site or its data in bulk with bots, scripts or other automated tools. Search engines indexing public pages under our robots.txt are fine.
• Get around the usage limits or security checks, for example with multiple accounts, clearing cookies, rotating IP addresses or automating the bot check.
• Resell, republish or redistribute the site's data or estimates in bulk.
• Disrupt the site, probe it for weaknesses, or try to access accounts or data that aren't yours.
• Use the site for anything unlawful.

We may limit, suspend or close access for anyone who breaks these rules.

We email you to confirm your address. New accounts are signed up for the daily deal digest, which you can turn off at any time with the unsubscribe link in each digest or on your settings page. The privacy policy explains what we collect and why.

Listing details, photos and comparable-rental information belong to their owners and are shown for your evaluation. Links to listing, booking and other sites go to services we don't control. Other companies' names and product names, including those on our comparison pages, are trademarks of their owners and don't imply any endorsement.

The site's design, text and scoring belong to STR Yield. You may share links to any page and quote short excerpts with a link back.

STR Yield is provided “as is” and “as available”, without warranties of any kind, including that the data is accurate, complete or current, or that the site will always be available. To the fullest extent the law allows, STR Yield is not liable for any loss that comes from using or relying on the site, including investment losses, lost profits, missed deals or tax consequences. You use the estimates at your own risk.

We may change, add or remove features, or stop offering the site. If we change these terms, we'll update this page and its effective date. Using the site after a change means you accept the updated terms.

You can stop using STR Yield at any time. To close your account and have your data deleted, email hello@stryield.com.
